East Hanover, NJ April 4, 2012 — Christopher Coccia, Broker of Coccia Real Estate Group, LLC attended the Leading Real Estate Companies of the World® 2012 Annual Conference March 24-26 at the Hilton Orlando Bonnet Creek in Orlando, FL. The event was part of LeadingRE’s Conference Week, which attracted nearly 1,000 top real estate brokers, managers, relocation professionals, sponsors and guests attending from the U.S. and over a dozen countries around the world.  Participating brokerages represented a significant share of the U.S. real estate market, with annual sales production of over $225 billion. 

 

Keynote presenters included widely-recognized scientific figure Dr. Michio Kaku with a perspective on “How Technology Will Revolutionize the Next 20 Years and Beyond,” and award-winning journalist, television legal analyst and trial attorney Lisa Bloom on "Understanding Today's Consumers and the Culture Surrounding Them."   Also featured were Mortgage Bankers Association (MBA) President/CEO and former FHA Commissioner David Stevens, who commented on the unprecedented challenges the mortgage industry will face in 2012, and social media expert Spike Jones, who offered guidance on “Engaging Your Associates with the Latest in Social Business.”

An “in-house” REO department will expand the services that we can offer our client base. We are now able to assist banks and asset companies with asset management services. Coccia Real Estate Group Attends NCJAR

Circle of Excellence Award Dinner

 

On Wednesday, April 14th Coccia Real Estate attended the North Central Jersey Association of Realtors annual Circle of Excellence award dinner. The event was held at The Villa in Mountain Lakes and was attended by over 390 of the most active Realtors at the Board.

 

The Circle of Excellence award is given to Realtors who have achieved a level of success measured by units closed as well as dollar volume closed. It is also a great place to see agents you have worked with during the year as well as meet agents in person whom you only spoken with over the telephone or email.

 

Christine Nagy was awarded the silver level NJAR Circle of Excellence Award for the year 2010. This award recognizes those members who have demonstrated excellence in the field of salesmanship. In order to qualify for the Silver level award a Realtor must sell no less than Twenty homes for a total sales volume of no less than 7.5 million dollars in one year. Christine Nagy sold over 9 Million dollars of Real Estate during the calendar year of 2010.

The site is a team effort by Realtors at “Coccia” and include Christine Nagy, Marie LaQuaglia, Regina Quartararo, Tracey Franco and Lois DeCaro. This is an outstanding group of agents due to their activeness in their respective communities.

 

Lois DeCaro is the office manager at the Whippany office. She is a lifelong resident of Whippany and served on the town planning board. Regina Quartararo is a twenty year resident of East Hanover and has three children that have attended the school system. Marie LaQuaglia is another long time resident of the town and is very active in the community and local church. Christine Nagy is a twenty year resident in East Hanover and has been active in the school athletics program as well as receiving the Silver level, Circle of Excellence award.

On March 8-10th Leading Real Estate Companies of the World held there yearly national convention. It was held at the Cosmopolitan Hotel and Casino in Las Vegas. This year there was record setting attendance of it's members.

This annual convention is so important to Coccia Real Estate not only for building relationships throughout the network but for keeping up with the latest Real Estate trends, education and the ever changing technology which is very important in our industry right now.

Lois DeCaro launches www.HanoverTownshipChat.com
 
Lois DeCaro, Broker/Manager of Coccia Real Estate Group’s Whippany office launched HanoverTownshipChat.com today. The website is dedicated to “all things” Hanover Township (Whippany and Cedar Knolls). There is a forum section where guests can sign up and become a “posting” member of the community. Some topics currently being discussed are: Whippany Village, Hanover Township PD, Alcatel-Lucent Property and much more. The site has over 7,000 views so far and the list of members is growing every day.

On January 25, 2011 Coccia Real Estate Group launched its first App for Smart Phones. Today, the Coccia Real Estate Group App is available for the Android operating system and works on such phones as the Droid, HDC Incredible and EVO 4G. “We are incredibly excited about the really cool things this App will do for our clients” said Christopher Coccia.

Anyone who is interested in staying in touch with the Morris County market can download this App like they would any other. Just Search for “Coccia Real Estate” in the Android market, and download it to your phone.  The App gives you the ability to stay connected and get the same real time information that our realtors do. See real time price reductions, get notified when a new listing comes on the market and see our list of open houses from week to week. It also gives you instant access to our Face book page, Featured homes and YouTube Home Videos.

Residential real estate continues to struggle in most markets in New Jersey. However, Coccia Real Estate Group has surged ahead during this challenging time. The 2nd and 3rd quarters were particularly successful times to move houses during last year. Most of the agents in our office ended the year with an increased sales volume from previous years. “It was great to see everyone get involved and begin to sell homes.”, said Christopher Coccia, Broker /Owner of Coccia Real Estate Group.

In the 2nd quarter, Lois DeCaro and her team joined Coccia Real Estate Group and she presently manages the Whippany office. The branch office is improving and there are more signs up this year than last year. The company is truly excited to have presence in town and signs of gaining market share.

The company enjoyed a 70% increase in overall sales from 2009. Agents such as Christine Nagy, Marie LaQuaglia, Liz Cuccolo, Tracey Franco and Regina Quartararo really improved and showed consistency throughout the year. 

We are proud to announce Coccia Real Estate sold the most homes out of any other office in East Hanover for the year 2010. Plainly speaking if it was listed or sold in East Hanover last year chances are our East Hanover office was part of the transaction. On October 29th and 30th the Picatinny Arsenal will have its annual Halloween Haunted House.  This is a great event that my family enjoys every year and apparently many people agree with me because more than 2,000 visitors attend from the North New Jersey area each season.

There is lots of fun to be had such as witches, goons and goblins but there is also a 40 x 18 ft high inflatable obstacle course. The dun begins at 6:30 pm and tickets are reasonably prices. Children 12 and under must be accompanied by a parent. If you work up an appetite feel free to stop by the Cemetery Café for graveside dining.

Coccia Real Estate Group in Whippany participated in the North Central Jersey Assoc. of Realtors food drive. The food drive was sponsored by the Young Professional’s Network. Participants from the office were Ashley McKellar, Lois DeCaro and Christopher Coccia. On Sunday, October 10th East Hanover hosted the 6th annual Morris County Columbus Day Parade. The parade began at 2 pm and featured the Jets Cheerleading squad, the US Marine Corps Reserve Band, and a special appearance by Buddy Valastro, THE CAKE BOSS!  Morris County Prosecutor Robert Bianchi was the Grand Marshall joined by the Entrepreneurs of the year, the Villani Family of the Villani Bus Company.

 

Coccia Real Estate Group is very proud of our favorite client and East Hanover’s own Buddy Valastro and family. It was great to hear from such a down to earth fellow who still is very close and humbled by his family.

Every since we started to place color pictures in newspaper ads I always knew that it was important to take the best picture I could. Now, with the internet allowing you to put 20+ pictures of the exterior and interior of home it is more important than ever!

According to a company called Redfin Corp., a Seattle-area real estate firm, Sales listings taken by higher-end single-lens-reflex cameras (SLR), preferred by professionals, garner higher prices than those properties whose sellers use point-and-shoot cameras.

Redfin analyzed listings in their market area and it was easily determined that houses with better photos sold from $934 to $116,000 more. The study directly compared point and shoot cameras to digital SLR camera’s. SLR cameras with their high quality lenses were a clear winner. The study also showed that properties with better photos (the more the better) got more online clicks.

Only about 25% of the photos in the mls are shot with high quality SLR cameras.

On Sunday, October 3rd my son and I attended the semiannual pancake breakfast held at the fire house on Brooklake Road in Florham Park. It was a great event and seemed  to get more crowded as the day went on. Before sitting down to breakfast, my son and I were treated to a tour of the old firehouse which was moved from Ridgedale Avenue a few years ago. The 1st floor has an old fire truck on display complete with all the original brass, hoses and antique equipment. The 2nd floor was a display of old fire suits, protective gear, extinguishers, and pictures. A very impressive collection from the last 50 years all within the borders of the town I have lived in for last ten years.

After spending about a ½ hour looking through the museum it was time to get down to the real business of eating pancakes! I was happy to say that breakfast was delicious! We were treated to pancakes and sausage from the fire department served with juice and coffee and my son was even given his very own fire helmet.

The Florham Park Volunteer Fire Department holds two annual pancake breakfast fundraising events each year.  Check their website frequently for current information. www.florhamparkfiredepartment.org.

In 2009, the National Association of Realtors began establishing YPN chapters throughout the country. In August of 2010, the North Central Jersey Board of Realtors established their chapter and named Christopher Coccia of Coccia Real Estate Group, LLC as the Chairperson.

Beginning on Friday night, October 8, 2010 with the traditional Columbus Day Dinner Dance honoring noteworthy Italian Americans, the Morris County Columbus Day celebration will continue on Saturday, October 9th from 6:00 pm to closing at Lurker Park on Ridgedale Avenue in East Hanover, New Jersey, where there will be an Italian festival (lasting until Sunday night) complete with games, rides, food, and a strolling Italian band! 

Next, on Sunday, October 10th, the celebration will continue at 11:00 am.  Then, at 2:00 pm, the parade will commence at DeForest Avenue in East Hanover, and will continue along Ridgedale Avenue before returning to Lurker Park (approximately 1.5 miles).  EHIAC hopes to see you at the Morris County Columbus Day events!

A local Newspaper in Morris County called the “Florham Park Hanover This Week” has once again named Coccia Real Estate Group Best Real Estate Broker Runner-up. Here are 10 reasons why buying a home right now is a great idea:

1. You can get a good deal. Prices are down 30 percent on average. They're at a level that makes sense for people's income.
2. Mortgages are cheap. At 4.3 percent on average for a 30-year fixed-rate mortgage, your costs to own are down by a fifth from two years ago.
3. You can save on taxes. When you add up the deductions for mortgage interest and others, the cost of owning can drop below renting for a comparable place.
4. It'll be yours. The one benefit to owning that never changes is that you can paint your walls orange if you want (generally speaking; there might be some community restrictions). How many landlords will let you do that?
5. You can get a better home. In some markets, it's simply the case that the nicest places are for-sale homes and condos.
6. It offers some inflation protection. Historically, appreciation over time outpaces inflation.
7. It's risk capital. If the economy picks up, you stand to benefit from that, even if you're goal is just to have a nice place to live.
8. It's forced savings. A part of your payment each month goes to equity.
9. There is a lot to choose from. There are some 4 million homes available today, about a year's supply. Now's the time to find something you like and get it.
10. Sooner or later the market will clear. The U.S. is expected to grow by another 100 million people in 40 years. They have to live somewhere. Demand will eventually outpace supply.

This data is from the Us Census Bureau and looks at over 1800 counties in the U.S.

Christopher Coccia, Broker / Owner of Coccia Real Estate Group in East Hanover, NJ attended the Leading Real Estate Companies of the World annual convention on April 9-10th 2010. The conference was held in Las Vegas and membership attendance was up over 60% from last year. The conference included workshops, seminars, speakers and intense training classes.

FHA commissioner, Dave Stevens attended the conference and spoke to a packed ballroom. He gave strong warnings that the first time as well as existing home buyer tax credits would not be continuing after the April 30th deadline. He as well as several other speakers gave strong opinions on the direction they felt interest rates were headed and that direction was consistently up! Exact rates varied slightly but the over whelming majority placed rates somewhere between 5 5/8% and 6 ¼% by 3rd quarter.

This conference stressed the importance of a successful Real Estate office being most effective when they work as a team. This is a philosophy which is stressed as most important at Coccia Real Estate Group! We have a staff of over forty agents that work together to successfully market and sell homes in the Morris and Essex county areas. The other key ingredient mentioned time and time again was internet marketing. Just under half of the total classes held were about internet marketing, blogging or social media. Coccia Real Estate Group is committed to a strong internet presents and image. As of today’s date a Coccia listing is places on closed to thirty different websites. It is marketed with as many as 24 pictures. If a site allows uploading of video then one is provided (if not provided we link to youtube.com).

An $8,000 first time home buyer tax credit and home prices dropping down to more affordable prices may make 2010 known as the “Year of the First-Time Home Buyer.

There will be 1.84 million homes sold to first-time home buyers in 2010, compared with 1.73 million in 2009.

These buyers will invariably make some mistakes that they will come to regret a few years down the road, some experts say, including failing to use a real estate professional to help them manage the transaction.

Buyers Rush to Beat Tax Credit Deadline in Morris County
 
At Coccia Real Estate we have seen first-time home buyers flooding the sale market, pressed to finalize a deal before the federal government's $8,000 tax credit offer expires on Nov. 30.

Because mortgage approvals, residential inspections, and other steps in the buying process typically take about two months, buyers hoping to take advantage of the incentive will need to have a contract by the end of September.

The new flurry of activity now as house-hunters try to meet the deadline is just another reason to list your house now to prepare for the September/Fall sales season. We expect to see more homes under contract as the deadline approaches. Coccia has seen a steady flow of buyers through the summer months when the market typically slows.

We are just about halfway through 2009 and it appears we have turned a corner. The last four months have manifested a change in the behavior of buyers towards Real Estate. No longer are they nervous, afraid, apprehensive or unwilling. It seems that people are willing to buy again!
 
I am not sure what the main reason is for this change in thinking. It could be the $8,000 tax credit for 1st time buyers, the historically low interest rates, the willingness for banks to lend money again, the terrifically low prices that homes are selling for now or maybe just a general consensus that the “worst Is over” and I still have a job.
 
I am very happy to say that this is great news for both buyers and sellers in today’s market. If you are looking to sell you can now feel comfortable that if your house is listed properly you will have activity. If you are looking to buy this greater activity has given homeowners more confidence to place their home on the market and this gives you more choice of quality homes to choose from.
 
I have endured a constant question for the last 18 months and I can finally say I think I can answer it. The question asked of me is, “Have we hit bottom yet”.
 
My answer has always been, “We won’t know it’s the bottom until we have risen from it.”
