Christopher Coccia, Broker / Owner of Coccia Real Estate Group, LLC located in East Hanover, NJ announced outstanding sales numbers for the month of August 2009.  Traditionally June, July and August are not our busiest months however this year it seems buyers are really trying to take advantage of the $8,000 tax credit prior to December 1st.
 
Total volume closed for the month of August exceeded $7,000,000. Some of the addresses included:

Buyers Rush to Beat Tax Credit Deadline in Morris County
 
At Coccia Real Estate we have seen first-time home buyers flooding the sale market, pressed to finalize a deal before the federal government's $8,000 tax credit offer expires on Nov. 30.

Because mortgage approvals, residential inspections, and other steps in the buying process typically take about two months, buyers hoping to take advantage of the incentive will need to have a contract by the end of September.

The new flurry of activity now as house-hunters try to meet the deadline is just another reason to list your house now to prepare for the September/Fall sales season. We expect to see more homes under contract as the deadline approaches. Coccia has seen a steady flow of buyers through the summer months when the market typically slows.

Traditionally August tends to be a quiet month. People are on Vacation, prepareing for “Back to School” or maybe just enjoying the weather and traveling down the shore. However, this year our office is bursting with activity. First, it appears sellers may want to get a jump on the fall season by lisitng there homes early. Please call us for a list of our new listngs located in East Hanover and Florham Park.

Buyers are desparatley trying to take advantage of low interest rates, favorable home prices and the $8,000 tax rebate. This month alone Coccia Real Estate has put homes under contract in Whippany, Denville, West Caldwell, East Hanover, Montville, Florham Park, Union and Belleville. If the second half of August is as busy as the first half we may have our best month this year!
