Utilize These Improvements to Strengthen Your Home’s Worth

Selling your home is not always an easy task, and certainly not a black-and-white process. In fact, for many people looking to place their home on the market, a lot of behind-the-scenes work is involved before that “for sale” sign can even be put up – especially if the house is outdated and in serious need of some updates. So, whether you’ve thought about collaborating with a real estate company or simply looking to sell your home on your own, check out these five upgrades to increase its value.

1.    Give it a new paint job

A simple upgrade for any home in need of some extra TLC is a brand new paint job. Painting the interior, exterior and any furniture that truly needs it will make a huge difference, especially aesthetically. The best part is that it is doable for even the tightest of budgets, and will leave a positive impact on potential buyers who will find the paint to be both clean and fresh. Since neutrals are always a safe choice regardless of style or color preference, try using shades like nude and beige.

2.      Landscape the property

Another cost-efficient and easy upgrade involves landscaping both the back and front yards of your home. There are so many ways to add curb appeal, and a few unique landscape designs and trends to take note of. However, making sure that your landscaping additions are low maintenance is the most important thing to remember while redesigning your property. Purchasing neat plants and colorful flowers that are both native to the area you live in, as well as drought-tolerant, is key – something you and the future owner of your home will be thankful for while tending to. Hiring a lawn service company to professionally cut and trim any patchy, outgrown grass is also advised.

3.    Invest in energy-efficient lighting fixtures

Lighting may not be the first thing that comes to mind when thinking about what to update in your home – but believe it or not, prospective buyers are seeking out the most energy efficient fixtures. This allows you to save money while taking it easy on the environment, energy efficient fixtures and bulbs that are available in choices of warm, natural or dimmable lighting. If your home does not have these types of fixtures, you can opt to invest in them as soon as possible. Oppositely, if your home does have eco-friendly lighting that is a little outdated, replace the old fixtures with ones that are new.

4.      Replace overused carpeting and rugs

Years of living in a house will leave even the neatest of people’s carpeting and rugs with stains, blemishes and imperfections. For any potential buyer who sees such flooring in a worn out and beat up state, thoughts of replacing it all will instantly come to mind – which, unfortunately, will turn them off from buying your home. If you have the budget to replace your carpeting and rugs – or, if you only have a few areas that genuinely need to be switched out – go ahead and do so. If you do not have the financial means to swap out all of your flooring, simply replace the one room where it shows the most, or find ways to cover up the most flawed spots.

5.    Remodel your bathrooms

Thanks to constant use and inevitable damage from all the water, bathrooms should be a main area of focus if you choose to remodel any of the rooms in your home. This is especially true if you live in an older house that has never been renovated – primarily because bathroom preferences have changed quite a bit since your own was built. Replace any drop-sinks with an under-mount sink and invest in granite or marble countertops. Trade overhead lighting for wall mounts and install a shower with body sprays and surrounding stone. Even if you can’t make all of these changes because of a low budget, keep your bathrooms clean and polished to assist with re-sale values as well.
